Privacy Policy

This is a specimen privacy policy on a demonstration site. It is included to show where a real policy would sit and roughly what it would cover, and it is written against the UK GDPR and the Data Protection Act 2018. It is not a binding notice from a trading business, because no such business exists here.
1. Who we are
Homebuild Co. is a fictional company and is not registered anywhere, so there is no data controller behind this site. Enquiries submitted through the forms here reach Digital Five, who built and host the demonstration, and are used only to check that the forms work. A real deployment would name the trading entity, its company number and its registered office in this paragraph.
2. The data we collect
We collect information you provide directly when you contact us, for example, by submitting an enquiry through our contact form, emailing hello@example.com, or calling our office. This typically includes your name, email address, phone number and any details you choose to share about a land, partnership or refurbishment opportunity.
We also collect limited technical information automatically, such as your IP address, browser type, and pages visited, to help us understand how the site is used and keep it secure. We do not currently set first-party analytics or advertising cookies on this site.
Third-party content. Our contact page embeds a Google Map showing our office location. Google may set cookies and receive your IP address when the map loads or is interacted with. Typefaces are served from this site itself, so no font request reaches a third party. If you would prefer to avoid the map request, please contact us by phone or email and skip the contact-page map. Google's privacy practices are described at policies.google.com/privacy. If we add further analytics or marketing tools in future we will update this policy and show a clear cookie notice on first visit.
3. How we use your data
We use personal data to:
- respond to enquiries and discuss potential land, partnership or other opportunities;
- manage existing client, contractor and supplier relationships;
- operate, maintain and improve this website;
- comply with legal, regulatory and tax obligations.
Our lawful bases for processing are typically your consent (where you have submitted a form), the legitimate interests of running our business, and compliance with legal obligations.
4. Sharing your data
We do not sell your personal data. We share it only where necessary, for example, with professional advisers, IT and email providers, our website host, and regulators or law-enforcement authorities where required by law. Any third-party processors we use are required to keep your data secure and handle it only on our instructions.
5. How long we keep it
We keep personal data only for as long as needed for the purposes set out in this policy or as required by law. Enquiries that do not progress are typically deleted within 24 months. Records relating to active or completed projects are retained for the period required by contract, accounting and statutory limitation rules.
6. Your rights
Under UK data-protection law you have the right to access the personal data we hold about you, request its correction or deletion, restrict or object to certain processing, and (where applicable) ask for it in a portable format. You can exercise these rights at any time by emailing hello@example.com.
If you have concerns about how we handle your data and we are unable to resolve them, you can complain to the Information Commissioner's Office (ICO) at ico.org.uk.
7. Security
We use appropriate technical and organisational measures to protect personal data against loss, misuse and unauthorised access. Email and online forms are not, however, fully secure, please do not send us highly sensitive information via these channels.
